It's stressed. It's not a disease. Most likely overwatered too, either now or recently. When any of mine do that I cut back drastically on water and usually unroll that leaf manually as it comes out. The whole plant looks a little yellowish unless your camera is off (mine does that a lot). Also have you been having cool temps at night like we are?
If you cut back on watering, then give it some fertilizer when you need to water it next, only like 1/2 T miracle grow or etc per gallon it'll probably help.
