Default What's wrong with my fruitless mulberry tree?

Attached are 3 photos: whole tree view, healthy leaves, sick leaves. The healthy leaves are the new growth towards the end of a branch, the sick leaves are old growth more towards the main trunk. I don't know why the sick leaves have brown spots and pale green to yellow coloration. Thanks for any info.

I have noticed when replanting mulberries that they can have very huge and long surface roots. I wonder if the concrete of your adjacent driveway is a factor in this?
